A home is probably the biggest purchase you’ll ever make, so it’s important to understand the condition of your investment. I’ll provide a non-invasive evaluation of the home’s accessible structure, systems and components. While a home inspection can’t reveal every concern that exists, it will significantly reduce your anxiety by arming you with the knowledge you need to make an informed home-buying decision.
After the seller completes the negotiated repairs we can return to property and re-evaluate to the negotiated repair to ensure professional and proper completion.
“Pre-drywall” refers to a phase during the homebuilding process just after the installation of certain elements – such as the doors, windows, foundation, flooring, wall, and roof components, plumbing and electrical rough-in – and right before the drywall is hung. This in-progress or construction-phase inspection is useful because drywall can obscure some aspects of the interior and make identifying or fixing any problems both difficult and expensive once the new home is finished.
We will perform a visual/conditional inspection of the agreed upon system and components only and will provide you with a written report of our findings and opinions.
Your pool maintenance professional is responsible only for the pool’s chemistry and cleanliness. Let me inspect it for all the other items that will ensure its proper condition and safety. I follow a comprehensive checklist and will inspect for the following: water level; leaks; valves; main drains, grates and inlets; blockages, debris, staining and biological growth; heater and thermostat; adequate fencing and gate security; deck safety; electrical safety, switches, alarms, lighting and more.
Our partnering pest control company will provide a full pest inspection for termites, other wood destroying insects, rodents and other pests. Not only will you receive a report with pictures of the findings, but also an estimate for correction to help you negotiate!
A sewer scope inspection uses a video attached to a snake-like cable to examine the home's sewer line. This privately-owned pipeline leads from the house to the publicly owned main sewer line or septic tank. Sewer scope inspection can reveal damage to the pipes, blockages, and other problems

We use a state-of-the-art infrared camera to find problems that aren’t always apparent to the naked eye. An IR camera translates the heat signatures of objects into colors on a gradient scale. By evaluating these images, I can detect sources of energy loss, locate areas of moisture intrusion, pinpoint dangerous hot spots in the electrical system, and uncover other problems, such as wood-destroying pest and rodent infestations, as well as flue leaks in the chimney.
We verify if your property has plumbing fixtures which comply with the low flow guidelines. If your property meets these standards, you'll receive the Certificate of Compliance required by DeKalb County.
The repair estimates use the details from your inspection report to create cost estimates you can use to negotiate, saving hours of work and placing you in the best possible negotiating position.
The most common and reliable way to test for mold spores in the air is through non-viable air sampling. This is also called a “spore trap analysis”: A trained indoor environmental professional will collect samples of air, using a calibrated air pump. The air will be collected onto non-viable mediums, called cassettes.
A physical sample will be taken of any suspicious growth or material in your home to determine if any safety hazard is present with a full professional lab report.
Getting your home tested for radon can help protect you and your family from a key cause of lung cancer. Exposure to radon accounts for about 21,000 deaths from lung cancer each year according to the US Environmental Protection Agency (EPA).
