We inspect for any evidence of structural settling, cracks, and movement. Evaluate drainage slope of grounds and signs of water intrusion, poor gutter installation, improper drainage, and extensions.
We look for any and all structural deficiencies in the attic framing and subfloor structure, walls, exterior decks and additions. This includes sloping or sagging floors and functionality of doors and windows.
We inspect for improper installation or deficiencies of all exterior wall coverings including siding, masonry, trim, fascia, and soffit.
Our home inspections include a full HVAC inspection testing for proper functionality and efficiency. We evaluate the physical condition of the evaporator coil, compressor, furnace, duct-work, compression lines, air-handler, thermostat, and air filter.
We perform a comprehensive inspection of the plumbing system. This includes water heaters, supply lines, drain lines, sewage lines, boilers, gas lines, PVC piping, copper piping, cast Iron piping, water pressure, and even recalled polybutylene.
We perform a full electrical inspection with an emphasis on potential safety hazards! We test and evaluate the main panel, GFCI's, AFCI's, breakers, fuses, outlets, light fixtures, wiring and electrical appliances.
We inspect the entire roof including all shingle types and chimney caps. We perform a conditional assessment of all roof penetrations and roof coverings. We look for wind and hail damage, cracks, tears, granular displacement, and missing flashing or shingles.
We assess for adequate ventilation and insulation of the attic space. We look for evidence of rodent activity and water intrusion including active and past leaks.
We examine the fireplace for creosote build-up and evidence of rain penetration into the chimney structure. We test damper operation and visually inspect the overall integrity of the fireplace and chimney.
Your pool maintenance professional is responsible only for the pool’s chemistry and cleanliness. Let us inspect it for all the other items that will ensure its proper condition and safety. I follow a comprehensive checklist and will inspect for the following: water level; leaks; valves; main drains, grates and inlets; blockages, debris, staining and biological growth; heater and thermostat; adequate fencing and gate security; deck safety; electrical safety, switches, alarms, and lighting; and more.
As an added service we can provide an official Georgia Wood Infestation Inspection Report also known as a "termite letter" which documents any visible signs of active or previous infestations of subterranean termites, dry wood termites, powder post beetles, wood-boring beetles or wood-decaying fungi.
Most people are not aware of how severely mold can affect their health. Because mold spores are so small, they can become airborne easily and spread quickly. Just because you cannot see a mold contamination in your home doesn’t mean that it’s not there. The most common and reliable way to test for mold spores in the air is through non-viable air sampling. This is also called a “spore trap analysis”: A trained indoor environmental professional will collect samples of air, using a calibrated air pump. The air will be collected onto non-viable mediums, called cassettes.
