A standard Serenity home inspection is a visual evaluation of the home’s major systems and structure, performed to the InterNACHI Standards of Practice.

Every inspection includes thermal imaging at no extra charge. Our inspectors carry infrared cameras on every job and use them at their discretion (the same way they’d use a moisture meter) to evaluate large repairs, suspected water intrusion, and water staining. If you want the full room-by-room version, we offer an optional Advanced Thermal Imaging Scan that covers every floor, wall, and ceiling whether or not there’s visible evidence of a problem.
We also fly FAA-compliant drones on steep or unsafe roofs rather than skipping them, and every inspection can now include a more in-depth roof evaluation by a roofing specialist, complete with cost estimates for repair or replacement. It’s free; clients and agents just need to request it with their full home inspection.

For homes still being built, our new construction inspection program covers the pre-drywall phase, the final walkthrough, and the 11-month warranty inspection before your builder warranty expires.
Atlanta’s housing stock and climate produce a recognizable set of issues. After 12,000 inspections here, these are the ones we look for first.
Moisture in crawl spaces. Georgia red clay drains poorly and holds water against foundations. Combined with high summer humidity, that makes crawl spaces the single most common source of findings in in-town and older-suburb homes. We check vapor barriers, grading, and downspout discharge on every inspection.
Polybutylene supply lines. Homes built roughly between 1978 and 1995 across Georgia often used gray polybutylene piping, which becomes brittle and fails without warning. Insurers frequently refuse coverage on it. It is a material finding, and we flag it explicitly.
Aging electrical panels. In-town neighborhoods like Decatur, East Atlanta, and parts of Brookhaven carry a lot of 1950s–1970s housing with panels that are undersized, obsolete, or missing modern GFCI and AFCI protection.
Roof wear from heat and storms. Atlanta summers and spring hail cycles shorten asphalt shingle life. Where a roof is too steep or too fragile to walk, we fly a drone rather than calling it “not inspected.”
Radon. Much of North Metro Atlanta sits on granite and gneiss bedrock associated with elevated indoor radon. Testing is inexpensive, and we recommend it on nearly every North Metro purchase.
Georgia does not license home inspectors. There is no state exam, no state license number, and no minimum training requirement to call yourself a home inspector in Georgia. That puts the burden on you to check credentials.

Home inspection cost in metro Atlanta depends primarily on the square footage and age of the property. Serenity quotes every inspection up front; you see a firm price before you book, and nothing is added to the invoice afterward. Most home inspections take two to three hours. However, larger homes, older homes, and properties with crawl spaces or finished basements take longer. In every case, though, you receive your report the same day.
Yes. In fact, new construction inspections routinely find missed items, such as unsealed penetrations, incomplete flashing, and HVAC installed out of spec. Therefore, we inspect at three stages: the pre-drywall phase, the final walkthrough, and again before your 11-month builder warranty expires.
No. Georgia does not license or regulate home inspectors, so there is no state license number to check. Instead, look for InterNACHI or ASHI certification, current errors and omissions insurance, and a written Standards of Practice. For example, Serenity’s inspectors are all InterNACHI-certified, and we carry $1 million in liability and E&O coverage.
Book before noon, and we can usually inspect the same or next business day. That speed matters, because Georgia’s standard purchase and sale agreement runs on a Due Diligence Period. In most cases, that window gives buyers only seven to fourteen days to complete inspections and negotiate repairs.
You are welcome to attend. However, we recommend arriving for the last 30 to 45 minutes, when your inspector can walk you through the findings in person. That way, you hear the important items explained directly and can ask questions on the spot. Of course, you do not need to be present for the whole inspection.
No. Those are separate services under the InterNACHI Standards of Practice. However, we offer all three as add-ons, and we complete them during the same visit. As a result, you are not scheduling three separate appointments
