General Home Inspection

Same-Day Reports. 12,000+ Atlanta Homes Inspected.

A general home inspection in Atlanta is a non-invasive visual evaluation of a home’s structure, roof, and major systems, performed to the InterNACHI Standards of Practice and delivered as a written report the same day. Serenity Home Inspections has completed more than 12,000 inspections across metro Atlanta since 2012. Whether you are buying, selling, verifying repairs, or simply staying ahead of maintenance, the four inspections below cover it.

Every inspection is performed by an InterNACHI-certified inspector, backed by our 200% Honor Guarantee and a free 90-day warranty.

What's Included in a Serenity Home Inspection

Every general home inspection covers the home’s structure, exterior, roof, attic, and all major systems. Our inspectors follow the InterNACHI Standards of Practice, so you get consistent coverage on every property. Here is what we evaluate:

Structure and exterior: foundation, grading, and drainage, including the clay-soil movement common across North Georgia; crawl spaces and basements checked for moisture and ventilation; siding, trim, and flashing; decks, porches, walkways, and driveways.

Roof, attic, and insulation: roof covering, flashing, and chimneys, inspected from the roof surface or by drone where access is unsafe; gutters and discharge points; attic framing and evidence of past or active leaks; insulation depth and ventilation.

Major systems: electrical service, panel, breakers, and a representative sample of outlets and fixtures; HVAC equipment, distribution, and condensate handling; water heater, supply and drain plumbing, and visible gas piping.

Interior: walls, ceilings, floors, windows, and doors; stairs and railings; garage door, opener, and safety reverse; built-in appliances; smoke and carbon monoxide alarms.

Some conditions fall outside a standard inspection. Sewer lines, radon, mold, termites, septic systems, and pools each need a dedicated inspection — see Add-On Inspections and Testing.

Pre-Listing Inspection

Know what the buyer will see.

A pre-listing inspection tells you what the buyer’s inspector will find before your home ever hits the market. You then decide what to fix, what to disclose, and what to price in, on your schedule instead of under a repair-request deadline.

Sellers in metro Atlanta use this inspection for three reasons:

  1. Control the repair conversation. Issues you find first are repairs you shop competitively. Issues the buyer finds first become negotiating leverage, and buyers almost always ask for more than the repair costs.
  2. Prevent the deal from falling apart. A surprise at the due diligence stage is the most common reason an Atlanta contract collapses. Knowing about the failing water heater in advance removes that risk.
  3. Support your asking price. A clean, recent report handed to buyers with the disclosure packet signals a well-maintained home and reduces re-trading.

What you get: the full general inspection scope above, plus a same-day written report with photos. Many sellers pair it with our Repair Pricer add-on, which converts the report into itemized repair estimates you can act on immediately.

Best timing: two to four weeks before listing. That leaves room to complete repairs and get invoices together for the disclosure packet.

Pre-Purchase Inspection

Get a full picture before you commit.

A pre-purchase inspection is the inspection buyers order during the due diligence period, and it is the most thorough look you will get at the home before you own it. Georgia contracts typically allow a short due diligence window, so scheduling matters quickly. Serenity offers same-day and next-day scheduling for exactly this reason.

What the inspection answers for you:

  • Are there structural or safety issues that change whether you want this home at all?
  • What will need repair or replacement in the next one to five years, and roughly what does that cost?
  • Which items are worth bringing to the seller as a repair request or credit?
  • How do the major systems’ remaining service lives affect your budget after closing?

You are welcome to attend. We encourage it. Walking the home with your inspector is the single best way to understand the report, and it turns a list of findings into a practical maintenance plan. Our inspectors will show you the water shutoff, the panel, the HVAC filter locations, and anything you should keep an eye on.

Report timing: same day, usually within a few hours of the inspection. That matters because your due diligence clock does not pause while you wait for a PDF.

Common add-ons at this stage: sewer scope on any home built before 1990, radon testing (North Georgia has elevated radon zones), and WDO/termite. Bundling them into one visit is cheaper than booking separately; see Pricing.

Repair Verification

Make sure it’s not just fixed, but fixed right.

A repair verification inspection confirms that the repairs you negotiated were actually completed and completed correctly. We return to the property, work through the agreed repair list item by item, and document the condition of each with photographs.

This inspection matters more than most buyers expect. Repairs get done quickly and cheaply at the end of a transaction, and “completed” on a seller’s response form does not always mean completed to standard. We regularly find work that was started and not finished, or corrected in a way that creates a new issue.

What you receive: a written verification report listing each negotiated item, its current condition, and a photo — a document you can take back to your agent or the closing attorney if something is unresolved.

Best timing: after the seller reports repairs are complete, and before your final walkthrough. Leave yourself a day or two of margin in case an item needs to be redone.

Our inspectors hold the InterNACHI Certified Repair Verification designation, so this is a defined process rather than a quick second look.

Annual Maintenance Inspection

Stay ahead by catching existing and potential issues.

An annual maintenance inspection is a general home inspection performed on a home you already own, so small problems get caught while they are still small. No transaction, no deadline, just a clear picture of your home’s condition once a year.

Homeowners schedule it for practical reasons:

  • Catch water intrusion early. Atlanta’s heavy spring and summer storms find every gap in flashing, grading, and gutters. A roof leak found in year one costs a repair; found in year four, it costs a ceiling, insulation, and framing.
  • Plan major replacements. Knowing your HVAC has roughly three years left lets you budget for it instead of replacing it in August.
  • Protect your warranty and insurance position. Documented maintenance helps when a claim or warranty question comes up.
  • Track a home you do not live in. Investors and out-of-state owners use these inspections to keep tabs on rental property condition between tenants.

What you get: the full general inspection scope, a same-day report, and a prioritized list of what needs attention now versus what to watch. Clients also receive our Home Maintenance Book with seasonal task lists for the Atlanta climate.

Best timing: early spring or early fall, before the heaviest HVAC and storm seasons.

Standards, Credentials, and Georgia Licensing

Georgia does not license home inspectors. There is no state exam and no minimum training requirement, so anyone in Georgia can call themselves a home inspector. That puts the burden on you to check credentials, and it is the single most important thing to verify before you hire.

Here is what to check, and what Serenity holds:

  • InterNACHI Certified Professional Inspector: every inspector on our team. Certification requires passing the InterNACHI exam and completing continuing education annually.
  • CCPIA membership: the Certified Commercial Property Inspection Association. We follow ComSOP on commercial work.
  • $1 million in coverage: general liability, errors and omissions, and workers’ compensation. Ask any inspector for their E&O certificate. Many working in Georgia do not carry one.
  • Four certified inspectors on staff: Jeremy Scoggins, Todd Walker, Andre Carr, and Junior Alejandro-Ramirez, who inspects in English and Spanish.

Your Report and What Happens Next

You get your full inspection report the same day, in almost every case within a few hours of the inspection ending. That matters in Georgia, where the standard purchase and sale agreement runs on a Due Diligence Period that is often only seven to fourteen days. A report that arrives three days later burns half your negotiating window.

Every report includes:

  • Photos and video of every deficiency found
  • Plain-language summaries, not code citations
  • A severity-ranked summary section your agent can work from directly
  • A repair estimate addendum, so you know what the findings actually cost to fix

Home Inspection Atlanta FAQs

How much does a home inspection cost in Atlanta?

Home inspection pricing in Atlanta depends on the home’s square footage, age, and foundation type, plus any add-on testing you include. Serenity quotes the full price upfront before you book, with no hidden charges. Bundled packages save between $30 and $170 compared with booking services separately.

Most general home inspections take two to four hours on site. Larger homes, older homes, and homes with crawl spaces or finished basements take longer. Add-on services such as sewer scope or radon testing extend the visit.
