SAME DAY REPORT GUARANTEE

We guarantee that your inspection report will be ready to view by 11:59 PM on the same day the inspection takes place. If we fail to meet this deadline, you will receive a $40 credit toward your inspection fee.

This guarantee and credit do not apply in the following situations:

  • The property purchase is canceled before the report is delivered.
  • The inspector is unable to begin the inspection before 2:30 PM.
  • The home exceeds 5,000 sq. ft. or is over 60 years old, requiring extra reporting time.
  • Multiple structures are included in the inspection.
  • The home was not fully accessible, or a portion could not be inspected at the time of service.
  • The inspection could not be fully completed for any reason.
  • A delayed delivery time is agreed upon between the inspector and the client/agent. Examples of possible delays include, but are not limited to:
    • Large, old, or unusually complex homes require extended reporting time.
    • Additional research is necessary to confirm findings.
    • Severe weather, power outages, software failures, or other circumstances beyond the inspector’s control.
    • Issues with the recipient’s email provider or inbox.
    • Previously scheduled personal commitments by the inspector.

This guarantee applies only to standard home inspections. Additional services such as mold, radon, or WDO inspections are excluded.

SAME DAY OR NEXT DAY INSPECTION GUARANTEE

  • If you schedule by noon and we are unable to provide a same-day or next-day inspection when requested, you will receive $40 off your inspection fee.
  • This applies only to general home inspections for buyers.
  • Not valid when a specific inspector or certification is requested.
  • Not available on weekends or during holiday weeks.
  • Not applicable for homes over 5,000 sq. ft. or more than 60 years old.
  • Not valid for complex properties, multi-structure inspections, or those requiring code compliance.
  • Inspection appointments must be completed during 9:00 AM or 2:00 PM slots.
  • Inspection must be booked by 12:00 PM (local time of the property).

200% GUARANTEE

  • This guarantee covers satisfaction with our inspection process and the inspector only. It does not guarantee the condition of the property or outcomes related to the purchase.
  • The client must attend at least one hour of the inspection.
  • Dissatisfaction must be reported to our office before the report is delivered to the client or agent.
  • Applies only to buyer inspections on single-family homes under contract with a licensed buyer’s agent.
  • Not valid for other inspection types or add-on services.
  • Not valid if the sales contract is terminated before the report is delivered, or if the inspection could not be completed.
  • If dissatisfied, we will refund your inspection fee after a signed release form and provide a second inspection by another inspector at no charge.
    • The re-inspection must be completed within 5 days of the original inspection at the same property address.
    • Does not apply if the buyer is no longer purchasing the home.
    • Covers only a standard inspection, not ancillary services.
    • Credit card or processing fees are non-refundable.

DRONE USAGE

  • A drone may not be used if any of the following conditions are present:
    • Rain, storms, or strong winds.
    • Dense tree or power line coverage.
    • Federal no-fly restrictions.
    • The inspector determines it is unsafe or unnecessary.
  • If drone usage is not possible due to these conditions, the inspector will not return free of charge. A revisit for drone use, if requested, will require a $99 fee once conditions permit.

THERMAL CAMERA LIMITATIONS

  • A thermal camera does not “see through” walls. It detects temperature differences that may indicate potential issues such as leaks. If no temperature variance exists, the tool may not detect a problem.
  • The entire home will not be scanned with the thermal camera. It is not used for energy efficiency assessments.
  • The use of the camera is at the inspector’s discretion to aid in findings when appropriate.

INSPECT NOW, PAY LATER

  • Inspection fees may be paid as part of your closing costs.
    • The full inspection fee (including add-ons) will be added to your escrow account.
    • If payment is not received within 10 business days of closing—or within 60 days of the inspection, whichever comes first—the backup payment method on file will be charged.
  • Full terms and conditions are detailed in the Inspect Now, Pay Later agreement provided at the time of payment authorization.

  • Any coupons, promotions, or discounts are subject to conditions, may be revoked at any time, and cannot be combined with other offers.
